  • Maximum 75% loan to value ratio

  • Gross debt servicing maximum 40% or less

  • Amortization to a maximum of 25 years

  • Appraisal from an approved appraiser – no exceptions

  • Generic Filogix application or application using our application form. Your brokerages proprietary application form is also accepted


Credit History:

  • Credit Bureau required – no minimum credit score

  • Collections or judgements – acceptable but must be paid from mortgage proceeds

  • Foreclosures – refinancing available depending on circumstances of the foreclosure and whether cause has been remedied

  • Bankruptcy – we will consider discharged bankruptcies regardless the date of discharge. Credit does not need to be re-established

  • Self-employed applications (stated income) welcome – most recent NOA required

  • Replacement cost insurance required

  • Narrative describing the loan circumstances

  • Broker fees included in the Order to Pay

  • Lender fees and legal/closing costs are deducted from the mortgage proceeds

Construction Loans
  • Loans of up to 75% of the “as complete” appraised valuation with holdback for the cost of construction held in trust with the borrower’s lawyer - multiple loan tranches available for larger sized loans

  • “Interest only” loans

  • Minimum 6 months interest - each loan advance is fully open after 6 months


  • Typically one-year term or term to complete construction and obtain refinance

  • Appraisal from an approved appraiser – no exceptions

  • Timing of tranches flexible within reason to suit builder


  • Maximum 65% loan to value ratio

  • Financial statements past 2 years

  • Terms 1-5 years

  • Amortization 15 years

  • If corporately owned, prior 2 years tax returns, sales tax statements, annual return
