Up to 75% of the appraised value of your home or 65% of the value in the case of commercial properties. We pride ourselves on being responsible lenders since 1987. In other words, we are happy to provide financing when the loan is beneficial to all parties involved.

What are the costs?

In any private loan offering, borrowers need to consider all of the costs involved in conjunction with the rate being offered. Our rates are very competitive in the industry. Many lenders charge any number of fees, administration costs, application fees, lender fees and so on. Our fees are straightforward and are fully disclosed upfront. We charge a reasonable placement fee to source investors for your loan and that’s all. No other fees, no hidden fees and no surprises!

Do I need a lawyer?

Yes. Our lawyer will prepare all of the mortgage documents for you, however we require all of our clientele have their own independent legal advice.

Do you provide second mortgage financing?

Sun Mortgage Corporation does not provide second mortgages, however there may be situations when it may make sense to provide a short term first mortgage to provide the funds you require.

Yes! Sun Mortgage Corporation is fully licensed in the provinces of Manitoba and Saskatchewan. Accordingly, our trust records are audited by an independent accounting firm annually. We strictly adhere to the rules and legislation governing our industry. Our licenses enable us to provide mortgage brokerage services for our borrowers, private lending services for both our brokers and borrowers, and mortgage administration services for our investors.
