Sun Mortgage Corporation syndicates all of its investments. In other words, mortgages are offered to investors who choose whether to participate in each offering. Sun Mortgage Corporation has a strong investor base with access to over $40 million in capital. New investors will be eligible to participate on a select basis only. Only residents of the Province of Manitoba are eligible.

 

We strongly believe in portfolio diversification for most investors. There is no upper dollar limit for each investment; however, we restrict participation to less than 50% of each mortgage investment and ideally 5% – 35% of each mortgage. Typical first mortgages range in value from $200,000 to $250,000 but can be higher.

 

Preferred investor portfolio size starts at $150,000 minimum. Suggested minimum investment per mortgage is $10,000.

 

Investments may be made through a corporation, family trust, joint personal accounts or individual personal accounts. We also offer investments for Registered Retirement Savings Plans (RRSP's, RRIF's, LIRA's, LIF's) and Tax Free Savings Accounts (TFSA's) through our relationship with our preferred Trust Company.

 

Historical rates of return have been strong, ranging from 8.0% – 10.0%, although past returns are no guarantee of future performance. Each investor will be required to complete a Mortgage Investment, Administration and Trust Agreement prior to investing.
